Appraising Residential, Agricultural, Industrial and Commercial Land
What the land is worth today, and why
From land documents to the valuation report
Overview
A specialist program in valuing land as an asset in its own right. Participants learn what a plot is worth today, why, and how to set that out in a professional report that banks, authorities and courts can rely on.
The program covers all four types of land, because each has different value drivers and calculation tools, and builds skills step by step from reading the land documents to delivering a complete report.
What you will master
- Read land documents and pin down exactly what is being valued: ownership type, share, permitted use and restrictions.
- Calculate what may be built on the land and translate it into a direct effect on price.
- Build a sound comparables table, make adjustments and reach a justified value instead of a guess.
- Derive land value from the project it can support, and test the result's sensitivity.
- Adapt the tools to the land type: agricultural, commercial, industrial or unserviced.
- Value time-limited rights such as usufruct, musataha and long leases.
- Write a complete valuation report with a stated basis of value, clear assumptions and a defined validity period.
- Follow quality standards and professional ethics, and handle objections and review requests.
