Real Estate Market Study
Demand, supply, prices and yields
From data to a decision you can defend
Overview
A practical program that teaches participants to study a specific real estate market to answer a specific question: What should we build? At what price? Is now the time to buy? What will it rent for? Decisions based on impressions are costly; decisions based on a methodical study can be defended before investors, lenders and management.
The program follows the steps of a study itself: defining the market and the question, data and its quality, demand, supply and competition, prices and yields, and finally the report and recommendation. It uses official market figures published for 2026 and a single training case that each participant builds day by day.
What you will master
- Frame the study question and define the market by product, area, segment and time.
- Gather data from official, commercial and field sources, assess its quality and clean it.
- Tell asking prices from registered prices, and avoid the averages trap and the mix effect.
- Turn population and income into a numeric demand estimate under two scenarios.
- Weigh future supply, estimate vacancy, and analyse competitors and capture rates.
- Identify the gap between demand and supply for each unit type.
- Calculate gross and net yields, derive the project price and stress-test it.
- Write a report that leads with the recommendation, and revise it when the data changes.
