Real Estate Appraisal
Apartments, villas and buildings
Following the Dubai Real Estate Valuation Manual and IVS 2025
Overview
A complete foundation program in valuing built property: apartments, villas, leased buildings and hotels. Participants learn to reach a property’s value with evidence they can defend, and to write it up in a report that meets the mandatory requirements and that banks, authorities and courts can rely on.
The program follows the whole professional journey: the framework regulating the profession, scope of work, inspection and market data, the three valuation approaches through worked cases, and valuation for specific purposes and automated valuation. It ends with a graduation project in which each participant values a villa using two approaches and writes the report.
What you will master
- Explain the framework regulating valuation in Dubai and Abu Dhabi, the valuer's obligations and the mandatory report contents.
- Choose the right basis of value for the purpose and write a clear scope of work before starting.
- Read property documents, standardise areas and carry out a documented inspection.
- Build an accepted set of market transactions and derive the rate of price change.
- Value apartments and villas with the comparison approach, using justified adjustments and reasoned weighting.
- Apply the cost approach and the three types of depreciation, and reconcile the results of different approaches.
- Value income-producing property and hotels, and handle below-market leases.
- Adapt valuations for lending, courts, financial reporting and properties under construction, and use automated models under professional oversight.
